SUMMARY:

Under the direction of the Mortgage Sales Manager the Outside Mortgage Consultant is responsible for meeting production targets via the origination of first mortgage real-estate loans through full time outside sales initiatives. This will be accomplished by partnering with local realtors and real estate offices and other relationship-based businesses such as financial planners, insurance agents and attorneys to drive home buyer referrals to APGFCU mortgage lending. This role offers a base salary, plus commission.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Business Development: Call on realtors and relationship-based businesses, at their sites of business, to promote APGFCU mortgage lending programs and to solicit home loan referrals. Attend local chamber events and BNI groups, as necessary, to promote awareness and drive business opportunities. Presents the credit union's mortgage products and services while maintaining high levels of professionalism and member service.

Consultation: Guide members through qualification steps and assist with finding the best loan product and program to fit their needs. Consider Conventional, Jumbo, VA, FHA, USDA and Home Equity financing options, simultaneous 1st and 2nd loan scenarios, premium pricing, lender-paid and borrower-paid single-premium mortgage insurance options and down-payment and closing cost assistance programs, all as the situation warrants.

Applications: Input complete, accurate, quality applications via phone and face-to-face interviews, adhering to all applicable regulations.

Pipeline Management / Application Follow-Up: Monitor pipeline report on a daily basis to track delays and follow up with members who have not submitted their loan paperwork. Advise members on the required paperwork to be submitted for underwriting and compliance, and sets appropriate expectations for return of the paperwork. Regularly follow up on preapproval applications in an effort to provide timely updates and information to members during their search for homes, and increasing the likelihood the member will choose the credit union for financing once a purchase contract is signed.

Member/Buyer Contact: Act as primary contact for members throughout the loan process. At the time of application convey detailed expectations regarding the estimated turnaround time, rate-lock on first mortgages, documentation required, key milestones and status steps. While the loan is in-process the Outside Mortgage Consultant will be called upon to discuss rate and fee changes in response to updated information, provide additional member support as needed, and communicate loan denial when applicable.

Realtor/Partner Communication. With prior approval of the member/buyer, provide regular and timely loan status updates to referring partner.

Service: Consistently demonstrate exceptional member service, as evidenced by member satisfaction surveys and referring partner testimonials.

Cross-Sell: Recognize and pursue cross-sell opportunities, including auto, credit card and share accounts.

Performance Standards: Accuracy in application documentation and adherence to established policies, practices, and procedures for mortgage lending. Must maintain excellent member service. Must maintain a high degree of professionalism and ethical behavior. Required to place member needs and benefit ahead of personal gain.

Schedule: The ability to work a flexible schedule to accommodate the schedules of our partners and member / buyers, including evenings, weekends, and holidays.

Workshops/Expos: Represent the credit union at First Time Homebuyer-related Workshops, Realtor Expos, and local housing agency events. Cultivate relationships with local housing agencies for the purpose of promoting credit union First Time Home buying programs.

Additional: Responsible for completion of applicable training and compliance on federal regulations and APGFCU policies and procedures as related to the duties of this position (Bank Secrecy Act, Information Security as examples, if applicable).

QUALIFICATIONS

Education: Associates Degree required, Bachelor Degree preferred. Experience may be substituted in lieu of degree.

Experience: Three years or more of outside mortgage sales experience.

Registration: In accordance with the SAFE Act requirements, all applicants for employment in the Mortgage Consultant role will be required to register or renew with the National Mortgage Licensing System (NMLS) and maintain a status in good standing.

Knowledge, Skills and Attributes

  • Proficient knowledge of Conventional, VA, FHA, USDA and Jumbo loan financing
  • Experience reading and interpreting tri-merge credit reports and DU or LP findings
  • Proficient knowledge of secondary mortgage market underwriting, pricing, operations and requirements
  • Initiative to call on prospective business sources with confident and professional demeanor
  • Must be self-directed with a demonstrated ability to work independently to seek out and seize opportunities
  • Excellent communication skills, including interviewing prospective borrowers and the ability to effectively communicate to all levels both orally and in writing.
  • Demonstrated ability to effectively use a professional consultative sales approach including superior listening, analytical and problem solving skills
  • Requires strong negotiating and decision making skills with the ability to resolve disputes and be able to work under fast-paced and dynamic environment.
  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to convert decimal to fraction and back.
  • Technologically proficient with systems, standard office software and other tools
